A Pre-Purchase Inspection is one of the most important parts of any real estate transaction. Home Inspections help buyers understand the condition of a property before they actually purchase it. Without it, buyers risk purchasing a property which may require costly repairs.
The purpose of a Pre-Purchase Inspection is to have a property of interest, as well as its structure, systems and components evaluated by a licensed home inspector. The inspector will determine and document the properties general condition and recommend specialized contractors to address hazards, concerns and deficiencies as needed.
The inspectors observations will be documented within a report and provided to the client within a timely manner. The inspection report will be useful to the buyer as they make further decisions regarding their investment. Often times the findings of a report may lead to the seller performing repairs, or providing a credit for repairs.

A Pre-Listing Inspection takes place before a seller officially lists their home for sale on the market. A professional home inspector will examine your property to identify any hazards, concerns and/or potential repairs that need to be made.
The purpose of a Pre-Listing Inspection is to ensure a home is in good condition and provide the seller with an opportunity to make cost effective repairs in order to get top dollar for the sale of their home. A pre-listing inspection is also a good way to anticipate repairs a buyer may request or negotiate prior to closing.

A Wood Destroying Insect & Pest Report is a document that details findings from a thorough visual inspection of a home with specific regard to wood destroying insects, especially termites and carpenter ants. This type of inspection is a critical item in understanding the exact condition of a home.
Getting a WDI Inspection done before purchasing a home can save thousands of dollars in potential structural damage caused by termites and other pests.
Upon completion of inspection the client will be provided with a NPMA-33 form detailing the findings.
In some cases a WDI report may also be required to obtain a mortgage from the bank.
